I am thinking about switching to another rental company. I would love to hear others perspectives on their relationship with Steve Scwhab and Seaside Reserveation either good or bad. Not looking to flame him I just want some facts.

Do you mind if I ask why you use Seaside Reservations? Do you rent a condo? I have found great deals on condo rentals on my own. Even Craig's List has some steals. Seaside charges too many fees. If you are not locked into a certain resort, you can find deals where there are no fees, just a deposit.

No, I currently rent through Seaside and am sick and tired of their late payments to me, Steve charging for repairs I serioulsy questions, $8 for a lightbulb that seems to continually "burn" out, and more and more. I also know of a case where he rented a condo and did not show it as rented on his website. Condo owner showed up to stay in their condo and found it was already full of renters. Made my friend wonder if he would have ever seen that rental money. My payments are alwasy late. Seasides fees are ridiculous and renters constantly complain about add on charges they were never told about and I do not get my 65% of Steves added fees. He gets to keep 100% of any fee he adds. Are other compnaies like this? I figure I am see 50% of the total fees Seaside charges once a renter checks out. This concerns me.

One more thing. I have met Steve and I do not like his arrogance and bullying. He never returns my calls even though I have a huge investment he is managing. He does seem to alwys be driving new cars and even has a airplane I am told. WTF?

You might be stuck with Seaside Reservations if they are the exclusive management company of the development you are in. I have yet to hear anything positive from said management company.

Everytime I speak with Steve he gets more arrogant each time. Now he has some fat f^ck acting as his "CFO" taking all of his calls. This guy is clearly uneductaed and even more of a bafoon than Steve. At least Steve is only 50-75 pounds overweight, This "CFO" is more of an idiot and clearly has a hard tome pushing his plate back when he goes to all you can eat buffets. cANT REMEMBER HIS NAME. Rich or soemthing like that? Anyone else speak with this punk? I saw him on the beach several weeks ago and thought he was pregnant!

I have a feeling that you might have just lost some allies with that last post. The things you seem to be upset about, like Steve driving a new car etc, and what you perceive to be weight problems with him and his employee and all that other nonsense, has nothing to do with your bad choices, or the way your account is handled.

Why did you say this in your first post?
Not looking to flame him I just want some facts. Just trying to suck us in is what it looks like to me.

So you are the one with the condo, I misunderstood. I've heard bad things about Seaside, which is why we never use them. Do they allow you to market it on your own?

I think you don't really have very many choices when it gets right down to it. You might talk to Bill Abeita, he manages some condos. He's the Mgr at Hacieda Las Fuentes in the night. I could get a cell number if you want.

The problem with the smaller rental companies is that they cannot afford to advertise up in AZ. Seaside has a name with the most name recognition, he has or had an office up there and has or had a van service also. If you go with a smaller company you may not get as many rentals but may get to keep more of the rental money.

Not in defense of SS, but the rental management business is a real bear. Think about the light bulb bit. You gotta check to see if it's out, go get a bulb that you have already bought and maybe stored somewhere where you have to pay rent etc. etc. Then youve got repairs, who ya gonna get, how will you suprevise them, etc. etc. Then you gotta deal with the few dumb a** renters who leave the doors open and AC on, throw stuff off the patios, break stuff, have loud parties and are generally obnoxious. I wouldn't do it, too many bullsh**t problems.

Why would I defend Steve when you know I think his over the top "press releases" are a bunch of crap. Also the way he tried to railroad Rosie about what she wrote in her online newspaper was way out of line in my opinion. No, not me, I wouldn't defend the man, why would I?

More power to S.S, if he discloses his fees upfront. (good businessman)
If he rents without disclosing as some seem to say, then shame on him. (that is fraud)

Sonora has the highest minimum wage in Mexico, ($4.45/Day), even at that in comes to ~$0.56 hour. You pay for American service in American prices, Swhabb hires Mexicans and pays in pesos. :ugeek:Great business Model.:ugeek:

Many here are looking to buy Condo's, and as such will want to rent them out.

1. Do you have exclusive arrangements with projects, if so which ones?

2. When you make a rental arrangement do you have the party "owner" sign a detailed memo of understanding of what you will do and what it will cost for such services. Do you provide monthly detailed reports or year end etc of all income /expenses? Can an arrangement be canceled at any time? Are there Cnxl fees. Who determines the rent?

3. Do you have "separate" agreements with the Condo or HOA's for the privilege of using you as provider of Rents? How about when having an exclusive arrangement.

4. Once under a rental arrangement, can you rent it out without using you, (friends etc)? Or does all rents have to be arranged through you?

5. As far as you know, if some one rents out units in Mexico, does the owner have an obligation to file taxes in Mexico? (Rents received in Mexico)

We kid Steve over the suppression of non-happy talk news (stuff comes out sooner or later so why hide things). The pressure the real estate community put on individuals warning about the overbuilding,border crossing,title issues was pretty strong back in 2005.Someone that had money invested in one of those North beach joints threatened to shoot me for spreading lies about the place! Sort of pisses you off when that happens.The guys who saw our warnings and didn't put 200k down for the better deal were pretty happy the internet exists!

How are you today? I found the posting by Rossie about our discussion. I think it reinforces my contention that I wasn't cudgeling her. I even say that I am "asking" her to stop promoting negative news since she is a "tourism center" I think our difference of opinion comes from the fact that I think a tourism center is being positive about the our town. I think Rocky Point is safe, clean, amazing and wonderful. I am a true believer of Puerto Penasco. If I thought it was dangerous I wouldn't try to bring people here (including my son) I want to counter the negative press that has unfairly beat Mexico and it's people down. Lots of the locals have lost their jobs because people have been scared away from our beaches. It is sad to see. There is plenty of bad press out there. No reason for us to fan the flames if you know what I mean. If you are around later this week Kenny I am happy to buy you a beer at Capone's. It would be good to meet you in person! Glad you are giving me a chance to discuss things with you.

Most all of us on this forum are on the front line when it comes to supporting PP as a community, and we're right on the top of it when any untrue, like this last deal, rumors or unsubstantiated reports are put out there. On the other hand, a lot of us are very much in favor of putting out the truth of what's actually happening in PP, and on the road down, so people can actually make their own informed decisions.
I think Roberto snatched all my Hawaiian shirts... So thanks for the offer, but I won't be able to make it to Capons...Man I wish he wouldn't tuck them in.

Hello Steve, I'm glad you decided to post. Many here will remember that the ironic part of my earlier exchange with you was that it came immediately after I had been accused by someone of being your lackey, simply because I took offense at comments made about you. (By the way, Kenny...good response above in this thread to the personal criticisms of Steve. I, too, find that just wrong).

Anyway, Steve, if you've been checking out the posts, you'll see that I frequently get someone on here laying into me because they think I'm "covering up" the real stories or not publishing the whole truth. You might not be ready to admit it, but I do think I've done as good a job as possible while still giving people the information they deserve and need.

As for the other little issue of my not giving you press when you do something, please note that lately I've not kept up with my duties very well. Any time you send me something positive to publish, consider it done...just make sure I get it.

As I said before, I have yet to hear much positive from Seaside reservations, although you won't hear a lot of positive comments regarding rental management companies today (ie. economy, lack of rentals, etc.).
However after reading your comments I think you might be a bit of a pinochio. You claim to have a "huge investment" and claim to have "met Steve, who is driving a new car, airplance, etc", yet you posted you had him confused with the wrong guy?!? Something tells me you pretending to be a big fish. For someone claiming a "huge investment" I would think you would know the property management company.
By the way since you seem to know what form of transportation he uses (planes, a new car, etc. - is etc. a yacht?), go online and look up the maricopa county assessors site, it might give you a better idea as to how someone is actually living.

As always it does not matter whether the information is negative or positive, as long as the veracity of it is clear and those speaking out know what they are saying, I personally know that SS is not Fat or overweight but it has been a few month since I last spoke to or seen him so I could not verify the the weight part, as of the rest of the story, I believe it got out of hand when it became personal more than informational for the rest of us!

When I used to sit in line for 4 hours waiting to cross the border I'd curse Steve types and the other "masters of the Universe" for this massive overbuilding screw up.Now days I can cross the border without a wait thanks to the scale of stupidity displayed by the real estate industry in general.The bankers and brokers have sunk the Arizona middleclass and driven away in Hummers full of cash.Hopefully the border,water/power and crime issues can be dealt with in this breather period.The coastal highway may soon give consumers the choice to just breeze past Puerto Penasco and head to unspoiled areas to the South if we pull out of this economic death spiral.
