If you find yourself in Cholla Bay anytime soon be sure to stop by the little houses being totally remodeled. They are 3 of 70 houses that the Browns built a long long time ago and had been abandoned for decades. Most of the other 70 homes that were exactly the same have all been remodeled by their respective owners over the last while.
They are small at 880 sq feet perfect for a weekend home. They are all electric, the structural wood has all been removed and replaced with concrete over stryofoam. They are solid houses that will last virtually forever. All systems are brand new New septic, new Electric, new plumbing. no surprises.

The ceiling height in that room is almost 10 feet, the mini is installed about a foot lower it has maximum cooling ability. The 2 bedrooms are pre-wired for minis as well but the one unit in the living room which is a 2 ton unit seems to be fine for the whole house. The compressor unit is mounted on the roof just a few feet from the head unit, the wiring and copper tubing are concealed in the structure and are only 8 lineal feet in length. It was pro installed and has a guarantee. As you know in Latin America mini-splits are super popular as ducting units are not as efficient.

I was just bringing attention to the whole remodel movement going on out in Cholla. Although you could buy "more house" in other parts of town, like mine for instance is a huge house at 2400 sq ft but is not close to the water so it won't fetch what something out there will. Plus in some of the older houses you have to factor in aging electrical, plumbing, unknown issues with septic.
Yeah thats cool, I just figured since you get around you might have a line on or have seen other places in the Mirador.

I have seen about dozen mini split units installed in houses in Cholla including mine and found the local installers did excellent work.
I am amazed that you can get a 24,000 BTU off brand system installed for $740. (2013 pricing)
In the US it is about $2,000 for a similar off brand install.
Mine is still going strong after 4 years but I cover up the condensing unit when I am gone.

my comment is from seeing a lot of bad installs/You made the right choice in having a pro with proper toos and gages..the mexican installs seem to always screw up the flair when it goes wrong...what seer is it?Variable speed? best practice according to my guru is always pressure check with 200psi of nitrogen. Then he checks all the joints with snoop or other liquid leak detector. Do a standing pressure check for 30 min to 1 hour (overnight if possible). If there is no drop in pressure pull a vacuum to 200-300 microns, then isolate vacuum pump and make sure there is no rise in pressure above 500 microns. inverter

Question... I know there a lot of variables here, but assuming I had a small lot in Cholla Bay, what would it cost me to have a reliable local builder do a ~ 1,200 sq ft 3br/2ba (small bedrooms) house w/ A/C, Mexican finishes (tile floors, counter tops)?
Nothing againt Russ but I would not pass a single penny on a deal in Cholla till the Notory has processed all the paperwork and issued a letter of instructions to the bank to start the bank trust.

These houses had perfected bank trust already, they were what is called "rectified" they had no problems at all, they were purchased from the American owners through the standard bank trust system, they are now held in a Mexican Corporation that also is clean. As it is now they are "assets" of the corporation and as such can easily be transferred out of the corporation when they are purchased from the corporation. The bank will not proceed with the sale unless the trust can be easily obtained in the asset purchasers name.
The problems Cholla Bay had along with other properties in Mexico in general are being resolved. All properties in Cholla Bay are being rectified on a piece by piece program. In the past folks would buy a piece of property without doing any kind of search into it's background and some had problems. They hand over the money to the seller and "hoped" they would get a trust. Sorry folks but you must use an attorney and work through the system to avoid future problems.

Just saw this and I know of 3 very nice, almost identical, 2 bed, 2 bath homes in the Mirador, fenced and gated yards. Fully furnished in super condition. $125K, $127,5; and $130K. All have a current bank trust. 3 blocks to the Mirador beach in a quiet neighborhood.

Rectified means Corrected to Webster. So if they had no problems at all and had perfected bank trusts, what needed to be 'rectified'? Who rectified them, you or the seller?

I hope rectify does not have the same "nod and a wink" meaning that I heard it used in regards to titles south of Lobos a few years ago.Money paid to functionaries in the office wipe the records clean did not work in the long run.So what 'rectified' means and who did the rectification in this case is of interest.
