Another reason to not have a tv at your beach house.....read a book......
Of course, under the ostensibly watchful eye of 24/7 security. Las Conchas and other beaches over time have learned about how helpful . . . or sometimes not . . . security guards can be. Ownership -- especially in more remote areas -- must come with awareness, precautions and (depending on various factors, lack of) certain expectations. I, for one, after 18 years have no complaints.
Does Omar still have all that development tied up?

Buy the last generation of big screen TV's for your beach house. Picture quality not as good as the current generation but too damned heavy and bulky to steal. They are cheap too.

No need to buy them, just cruise the neighborhood looking for one set out on the curb for the trashman. NOBODY wants them anymore.
 
We use Pro Alliance for our drivers licence coverage but not homeowners. Last year when it was time to renew I went there and was told they would cover no Hydro Phenomenon. So back to Portugals. With all the recent big storms felt that was important. May check with them again.
Hmm...actually we do sell Hydro coverage, but MAPFRE TEPEYAC no longer offers it to beachfront properties (anything less than 500 meters from the highest tide). The MAPFRE policy is popular because it has no deductible on most coverage. If a client wants Hydro coverage, we go with an ACE policy. It's important to note that in all cases (even your current policy with Portugal) Hydro Phenomena coverage has a lot of small print:

1. There's a deductible of 1% the total insured sum
2. There's a co-pay of 10% the amount of the claim
3. In order for damage to be covered, the storm in question has to have been UNUSUAL for that time of year (as per the National Weather Service). That's why it's called "phenomena".

Unfortunately the ACE policies have a deductible on all other coverage as well, so you lose the no-deductible part. If you're in La Cholla, you might recall that the Ketelhuts had damage a few years ago. They had Hydro coverage with your current agent and they switched to us when they realized the small print hadn't been explained.

The agent we spoke with was pretty sure. Wrote it across the policy and did not offer other options.
