Grant sr. sent out a message to his clientele announcing that he had sold the business and is retiring. Son Brendon is staying on for the changeover. The buyer is a newbie to Penasco. For his sake, I hope he is familiar with the way things go in Mexico !!

Wonder if any of those trusts are with HSBC? Almost impossible to deal with them, even making annual payments.

Most will be fine with the additional cost of 10grand or more. People do not realize that the simple absence of a CURRENT utility bill from the US will stop issuance of a Trust. Can happen when a realtor or so called broker is busy chasing new business and not following up on the paperwork of an existing sale. They already got their commission. Buyers need to take the time to understand the process and keep on top of things. I know of incidents where a buyer had possesion but no trust for 5 or 6 years and was not aware of that.

Bancomer is another PITA to deal with on Bank Trusts, No statements so when you want to pay it you don't know how much to pay.
Or that they ever received the payment if you mailed it or raised the annual fee.
I've been making my $275 checks out to Bancomer every year but , I'm in the rears for $2000 because they never credited my account but did cash the checks. The late fees and 2% monthly penalty is crime because they don't communicate with you at all.

Been in this situation with Remax and HSBC for over 2 years and I'm NOT happy! I have wanted to list my place and have my hands tied waiting for longer than I care to think about.

We had the pleasure of purchasing a house in 2018 with Grant senior (Remax) and Maria Ituarte (Fermar). The transaction went flawlessly.Pablo Davila was our legal representation. Trust in place 4 weeks. All in all very professional and business oriented. We couldn’t have asked for anything better especially being 2800 miles away. Thank you to all involved in providing my Wife and I with the Puerto Penasco Lifestyle & Paradise (PPLP).

the 'cost' of a trust is not one lump sum paid to one single agency. The additional costs occur because of a variety of reasons but in general because of lack of follow up.

Good to see them acting proactively to avoid problems. Paying any fees to intermediaries is a bad idea. Take the time to pay direct. Literally millions have been stolen over the years by intermediaries.
