I miss Duna's
Does anyone know of a reputable Architect/builder that has recent work that can be examined? Is there a going rate per sq. ft? I would imagine that labor is pretty cheap right now...

Builder cost is going to be 40.00 to 45.00 dllrs for a simple house, client cost will probably be around 60.00 dllrs. Not much different from Phoenix. What you save on the cheap labor you will spend on higher material cost's and much slower construction time. Also there is no free electricity hookup in RP. I paid $30,000.00 dllrs to bring power (from not to far away) to some lots in Las Conchas and built 3 houses, when I went to hook up power, I got another bill for about 1,000.00 dllrs per house hookup fee. Also make sure your contractor is paying Mexican Social Security, I built a couple houses in Lopez Aceves and mine wasn't paying,another 4400.00 I wasn't expecting, when Blanca from Social Security showed up. Those are the 3 you sold Roberto.

Too Funny falsent, missing Duna's, I know a builder that can put a house up in 3 months, kind of high end stuff with real duct work and heat pumps, insulated,
all depends where in penasco, boveda ceilings, monitos, view decks,

We have put em up that fast or faster in Lopez, but not very big (83 meters) and definetly not high end. My motto for building " BUILD FOR THE RICH AND EAT WITH THE POOR OR BUILD FOR THE POOR AND EAT WITH THE RICH".

If you go look at gringo loco house in cholla he's been at it for 15 years or more. Its good for lopez what you are are building Bill.

I, looked at a little project off of Samuel Ocana, the houses are 34 sq. meters and sell for 200,000 pesos and are selling as fast as the guy can build them. Thats 15,400.00 dllrs today for about 360 sq ft. He is probably making 4 or 5 thousand a house, they are basically shells on a tiny lot. 42 bucks a foot with the lot.

Thanks for the info guys. I'm looking to build on my lot in Las Conchas. I like the idea of high end but not sure if I have the cash to make that happen. Playa, what is your guys info? Is there a website or anything where I can get more info?

Just take it to the shell stage for now, or the obra negra as it is called in mexico, thats the cheap part. Make it look finished on the outside, so Las Conchas doesn't bother you and finish it when you have the time and money, just finish a bathroom, the kitchen and a bedroom. I was 7 years building my house in San Felipe and its a small one, not because of money but because of time. 7 or 8 hours from Phoenix. For the 83 meter house I built in Lopez I think we used around 1000 block even today thats only 700 dllrs. and another 700.00 to get them laid.

Nice to build exactly what you want but I sure would look at what is for sale, built, furnished and ready to use. 5 years ago building was a viable way to save money but now prices are way down and there is even some owner financing. As Lagrimis says, make sure the builder is paying the SS, put it in the contract that you get a receipt. Whoever the builder, keep very close tabs on stuff, get receipts or order and pay yourself. If you have a trust on the land you will want to get the house in it, if you don't have a trust you might be building it for someone else! Good luck !!

You have to have complete confidence in your builder, its a five step process, anyway if you give me the money I can run off to vegas and double or maybe triple it.

I think you are asking the wrong question. The question should be what is the smallest, well designed Casa built with superior materials and construction methods I can live with? You will not get a well done finished house at less than 50 a foot it just won't happen.Materials have gone up,the local agencies are all wetting their beaks,labor is a big hassle now (if the contractor hires more guys and then lay them off if the new jobs are not happening the unemployment payment is a big wack )...do you really want the cheapest slab,the crappiest block,the most inefficient ac?...think small......and cool
My advice is build smaller,with better materials,outside shade structures for hanging out by the sea. A great room with small bedrooms and skip the garage.You will save so much money that you won't have to rent out your place.

Gov loans on those houses not bad deal for buyers...

Most places that abide by cc'rs will not let you build a casita under 1400 sq. ft. a la las conchas...

My point is if you come at this with a "what can you build per foot? " mindset you will not get what you want.You need to ask what it costs to build say a Perform wall house with upgraded windows, x type of doors on a specific lot. Do you want a big house with bad paint,doors and windows that don't work for <WASH MY MOUTH OUT WITH SOAP><WASH MY MOUTH OUT WITH SOAP><WASH MY MOUTH OUT WITH SOAP><WASH MY MOUTH OUT WITH SOAP> in 5 years because of the heat,leaky roofs due too cheap roof coating....

Roberto's office sold one of those to a Federal Judge in 2006. I will see if i can post some pictures. Thanks

You mean cost not including labor, etc.? Or is that what those would sell for, not including the lot fee? And how many square feet were the ones at $60K vs. the $35K, approximately?
