Putting MX condo in family trust

When we set up our fideicomiso, they asked us to provide a beneficiary, which we did. But, I'm not sure if it was actually required.

    Buying a Car how easy

Thanks Russ. About how long does the process take? Is it something where we should plan to stay there a day or two? Or, something where we make multiple trips?

    Buying a Car how easy

Thanks! We’ve never had a car we could import (too old, too new, not made in a NAFTA country...). Since we’re looking to buy a new (or newish) car anyway, we thought it would be easier to buy here and get the national plates (may want to travel beyond Peñasco at some point). We just need to...

    Buying a Car how easy

So if I want to buy a Sonoran (national) plated car, what are the logistics? Can I pay with a US check or credit card? (I doubt it) I do have a local bank, but no checks (only debit card). Also, there are limits as to how much money I can have outside the US at any one time (IRS reporting...

    Electricity Costs

You can start with a small solar panel system and spend much less than $20K. You don’t have to generate more than you use. You can add more later if your use increases, electric rates increase and/or solar prices come down.

    Electricity Costs

Here is the website for CFE rates in zone 1E (includes Puerto Peñasco). You can specify year and month (rate changes seasonally). It is in Spanish. Hope it helps. https://app.cfe.mx/Aplicaciones/CCFE/Tarifas/TarifasCRECasa/Tarifas/Tarifa1E.aspx

    Walter's Brats still around?

Hi Walter, It's good to hear from you. Hope y'all are happy in Iowa. That's a long way to go for your brats, but I know it would be worth it. Kea (& Jeff) from Las Conchas & Austin, TX.

    Net metering in Mexico

The "credits" are just the kW-hours themselves. For example, if in the first billing cycle, the solar generated 200 kW-h more than we used, those 200 kW-hours get "banked." Then, say, the next cycle we use 300 kW-h more than we generated. Instead of having a bill for 300 kW-h, they apply the...

    Net metering in Mexico

We added solar last year. We get credit when we generate more power than we use. Those credits get applied on bills when we use more than we generate. We have not sold any power back to the grid, though. Not sure I'm answering your question.

    Weather Link

My various weather apps were predicting at least 1.5" of rain. Later today they increased the projections to over 5". I think we could be in for some major flooding. Any guesses how long the Las Conchas (and other non-paved roads) will be impassable?

    tankless water heaters

We bought a propane Eccotemp online about 5-6 years ago. It's working fine so far. It was installed by the contractor we were using at the time. (We haven't seen him in a few years. Not sure if he's still in town.)

    On-line Deliveries to Peñasco

Yes, it does work. I've been meaning to try this for years & finally did. Last Thursday I ordered something small from Amazon and it arrived by DHL today. They even delivered to my door in Las Conchas. Amazon sent a tracking number (just like always) and the package was sent to Hermosillo...
