Dryheat you seem angry with us for telling you in 2006 that your baby (pigeon coop) was ugly.Now it sits another partially finished scar on the Sea of Cortez.Why do you think this pile of rocks is any different? Your little diatribe about the nature of man reveals more about you than your targets.People will surprise you if you let them.

Jerry, I just needed enough time to unload 5 condos before the poo hit the fan in 2007. What happened in sandy beach was no different than what happened in the US. If lending was easier in penasco (as it is in the states), we would not have as many half finished projects. hopefully we will start to see more lending (commercial/residential) as the economy improves in penasco and mexico.

In regards to the cruise, again it is not tailored to the us market (that is not the target market). The target market is the growing national economy in northern mexico. I would cut the selling expectations in half and that is probably more realistic and still profitable. like any marketing plan or business, you are going to show your high end cap numbers when presenting your numbers to the media or public.

I just find it interesting that a few of you have 90% negative comments about anything related to penasco. Eventually people just read your comments and expect the same negativity (same song). Your penasco of yesteryear is different and I get that it upsets a few of the grandpa's on our forum. I can dance all day, so I have no problem going back and forth.

If I'm included in this, then you're off base. I just call it how I see it, and in my opinion, this cruise deal is a joke. I don't have a problem with the condos at all, have even considered buying one as an investment. I'll also be staying in a coup later this year (Rocky Point Triathlon in April!). I'd also be fine with progress in RP, as I've mentioned before, I just don't think throwing a bunch of rocks in the water is the right way to get there.

Known you for a long time Benny, and though most of us see a lot of things differently about PP and Cholla, unlike you though, some of us are not interested in what we can get out of it monetarily. You judge yourself by how much money you can make and sadly you look at PP in the same way; how much money you can make there. The only time you have talked about anything at all about PP outside of the $$ end is when you're defending yourself and even then it's weak Benny weak.

Hope you are right but this Sonorans as the target market angle sure does not do much for Penasco.

Show me a beach town in the world that has done as crappy a job building out in a tasteful way? Penasco is a mess because their plan does not recognize the existing problems with the faulty infastructure.

oh grandpa... your exaggerations and story telling are cute. I get it, you and your girl Jerry are upset about the cruise port. we all know. Other are too, the only difference is they they don't repeat themselves over and over again as if they think no one is paying attention to them. maybe its a sign of aging, if so I apologize to the two of you. Why not save up your hope for failure for when events actually happen. I would think that would be a lot more satisfying to the two of you.

on the related post, it appears they are 50 yards out so far in the course of construction.

I understand the reason why some of you are not so happy about what's going on, but the truth is that the locals love it for the jobs that are going to be created and I, for one, stopped bitching about progress and invested the small savings I have been able to accumulate in the states and now I may be able to retire in Mexico as planned for so many years. I believe RP will remain a fun place to visit but there is a lot left to the south of us for those, like Jerry, can live more peacefully. I don't particularly like the condos, but what they have done for the economy is great.

In the years to come as the dirt seeps out from between the rocks with the tidal movement just leaving the rocks to settle, it will hold fish.

Any bets as to whether or not you'll be allowed to fish there? I'm saying probably not. They won't want the place smelling like a fish market and anything taking place that could possibly offend some tourist. I say this because, even at the marinas in San Carlos -- no fishing is the rule. While I agree it is likely to hold fish, you won't be allowed to catch them. Security will run you off.

Any takers on that bet?

No, but will they be able to stop the locals who will want to drop nets on the fish who are trapped there as they run the shoreline?

Truth is I can't tell exactly what they plan on doing with this Jetty/breakwater. Because there is so much dirt and smaller rocks between the large boulders, it will settle unevenly. I can't see it holding up for any length of time under any heavy usage; like a road on top.
What say Stuart, between the both of us we have both coasts covered and the Sea of Cortez to some extent. Have you ever seen a breakwater or Jetty with so much dirt and small rocks in it at any stage?...Oh I forgot, no problem.

I tend to agree. Most are strictly LARGE rock. A couple good storms, extreme tides, high seas and all the loose stuff will wash out and the larger rocks will settle. Appears there are no pilings being driven in to help keep things in place? I dunno. Why do the "racing rocks" in Death Valley come to mind?
