Esmeralda... back from the dead? Have been hearing spots on KFYI all week for an outfit called IPX touting a huge investment opportunity in Rocky Point... "and with a cruise ship port nearing completion"... you don't want to miss out on this excellent investment opportunity!

After the last crash, NEVER EVER buy ANYTHING unfinished. There is NO recourse down there. Force Majeure=horse manure. That is the legal response by all those developments for not honoring their legal contracts to refund money when the project stalls. No mas.

Minn.: State Closes Equity-Stripping Case A Minneapolis man accused of equity stripping has agreed to forfeit his real estate license and the mortgage-originator license of Equistar Mortgage of St. Paul, Minn. Daniel Butterfield, who had been accused by the Minnesota Department of Commerce of equity stripping in a 21-count complaint, signed a consent order in late July that revoked the licenses. The consent order documented four cases in which homeowners in foreclosure were convinced that signing away their title and becoming renters would be beneficial until they were ready to buy back their homes. In addition to equity stripping, the department cited breach of fiduciary duty, incompetence, fraud, lack of disclosures to consumers, and violation of an order to produce records as other forms of misconduct by Butterfield--who now is permanently barred from mortgage origination or servicing.

Now, he's got a Mexican scam working with Esmeralda. I wonder how many fish he'll actually catch with the radio advertising? I'm tempted to contact them and see exactly what they're offering and telling them I've got a half-mil I want to invest. Anybody want to go fishing and help me chum the waters?? BWAHAHAHA!

Do notice that their website says NOTHING about Rocky Point. The radio ad asks you to text message them with IPX and I assume they call you back to get the ball rolling.

I've never understood why real-a-tors, AKA scoundrels/narcissists think that their mugshots mean anything at all to a would be buyer, unless they are looking to get raped by the male agents or do the same to the female agents. Especially the ones of those old broads that have their twenty to thirty year old cutesy fuzzed out photos in use everywhere in town from full sized billboards to crappy 4'x8' plywood and cloth banners and not to mention smeared all over every stinking publication with any shred of interest in RP. He might even get himself a Wal Mart Green Hornet costume with a custom built cornball mini hornet mobile to give that bat shit crazy Suzy Flynn and her bat mobile other, some competition.

If you do make contact with the guy count me in! We have actually been deliberately chumming those guys for shits and giggles for years. It's always cheap entertainment to see how low they will go and the lies they will spew to get you "hooked". We almost always get a free meal and some drinks whilst enduring the spin, IE: Mayan Palace. Never let them get you into their own bus or vehicle though!

Your first post is pretty much the radio spot they are running with some additional detail. I didn't click any of their links at first glance; the sleaze factor was too high.

Invest my 401k in Mexico. Uh-huh. Given Mr. Butterfield's stellar record and disbarment from anything mortgage related in Minnesota, how can he set up shop with real estate investment here and get away with it?

I'm going to contact KFYI and ask them if they vetted any of their advertisers. I mean, buyer beware and all that, but this just reeks of lost money and broken hearts for those that might happen to get sucked into it. We've seen it all before.

I own in one of those unfinished developments. We tried to just claim the lot. Nothing was started on the lot. You can't get any answers. They used my money to finish other houses. I just wanted title to the lot. None of the paperwork was ever completed and no one that started the development is still around. A lawyer told us that because we have no way to pay taxes on the lot(no deed) the government would someday claim the lost and resell it.

We also heard that many of the unfinished metal structures would have to be torn down and replaced

I also heard that San Carlos is waking up again and that one of the unfinished projects has new money to complete a building. Those must be 10 years old.
Like others we only saw the upside but fortunately Bella did complete so I am thankful for what I have. We know people that bought in 3 at Las Palomas and Diamond Village. We know people that bought at Princessa and never bought another thing. They are very happy.

Out of curiosity, how much did you lose on that venture?

You kind of nailed what happens. Buy into the dream, then the dream becomes a nightmare and you're left holding an empty bag with no recourse.

It's a crap shoot on any of these buying into a project while it's an artist's conception pinned to a wall. For those that did get a nice condo or home out of it, kudos. I've stayed in some very nice ones, Privada, for example.

I still love to tell the story of San Jorge. Did a charter to fish out of there, oh 30 years ago. The gentleman that arranged the charter took me into a mobile trailer, big beautiful complex map on the wall, a marina, a golf course, all the luxuries of paradise, then commenced with how I could buy in now! I politely declined, I was only there to fish. All these years later, San Jorge is pretty much the same piece of beach that it was then. I've always wondered how much money was made from suckers that bought into that dream.

The current scam I mention seems to be the same. Notice how they taut the same things? The casino, the marina, the golf course... and throw in the new cruise ship port for good measure. These development fairy tales have been around forever, dear, and not one of them has yet to become reality. A pile of rocks in the water doesn't make a home port. But, they go out and move some dirt around and it actually looks something might happen. In a few months or years, they move the same pile of dirt somewhere else to keep the illusion alive.

Cynical? Not me. Reality check? DEFINITELY. If any of these (casino, marina, home port, etc.) actually happen in my lifetime or yours, I'd likely keel over from a heart attack.

Nobody can ever explain where all the money went, seems to be the way these projects go. But somewhere, there is a developer with a new Escalade and a fat retirement account. Or perhaps, an ex-governor or other public official. It's the Mexican way, it would seem.

You would think if a person has an office in Scottsdale and do sales pitches there, the would require an AZ license. If so, how the hell did they get a license? Also, how did AZ CC allow hime to form an LLC? This shit just amazes me!

It would be interesting if someone was to put together a detailed collection of the ripoff real estate horror stories that abound in and around Penasco, and the untold millions of dollars lost to "faithfull" Americans who "trusted" those dirty scoundrels. And the worst fact is that almost every scheme included a shifty American salesperson that always has a criminal past somewhere back in the USA. They almost always end up first in the Phoenix area, especially Scottsdale, where they set up a new life like a bunch of lurking vultures waiting for the fat old cow to be fed a line of crap and eventually drop dead and no recourse to get the losses back. Once they get run out of Arizona they end up in Rocky Point, San Carlos, San Felipe, Ensenada, etc. where they are safe and untouchable from USA courts and law enforcement.
