I learnt sum ting en a psycho-ology class many moons ago. Human beans have a VERY SHORT memory and fall for the same line of shit over and over again even with all of the fuggin facts and evidence right in front of their FREAKING FACES!

I'll never forget my UC Riverside botany professor back in the 60's "teaching" the class that all of the Saguaro Cactus would soon become very extinct because the Red Harvester Ants hauled off every Saguaro seed in the daytime and the Black Harvester Ants hauled off every Saguaro seed in the nighttime and none were left to sprout the little baby Saguaro plantlets. That my friend was fifty years ago and he was seventy years old then and I now have several four inch tall baby Saguaro's that I dug up a few weeks ago near Desemboque right here on my back porch.

I believe they need an approved offering memorandum to raise funds, whether full SEC approval or partial. I'm assuming because you need to have $100,000 liquid, and they don't specifically state it, you need to be an accredited investor, meaning liquidity and a net worth over $X. Not sure how or why people fall for these sleezy scam artists. Like most of you, I want to see it, touch and pee in the toilet before my money comes out.

We put $125,000 and still owed about $50,000. Ours was the first of many to never be started. WE had meeting in Tempe but I think we always knew we would never get anything out of it. A lawyer in RP could find no recording of any titles for any of that development. Now we are old and neither of children have any interest in anything in Mexico. They just want to Sunriver Or house so at some point I will have to sell Bella. But right now we still enjoy going down and enjoying the beach and going the Seafood place.

Just sent this to the powers that be at KFYI. They can't REALLY be this clueless on Butterfield, but I'm still hearing the ad multiple times a day. I'll post their reply, or if they have any balls at all, they'll post a response in this thread, which I linked.

I'm going to ask one simple question here before I start laying the smack down -- Does KYFI vet anyone that advertises on your radio station, or can I just walk in with a pile of money to get my name on the air and start scamming people for their life savings? This is an honest and legitimate question and I'd like a truthful answer. You see, I've listened to your station for years and have always enjoyed it (except for Merill, he's just ADD irritating most afternoons... love ya Chris) Yes, Barry and Michelle days, Bruce days, have listened for so many years. But, this isn't about any of your on-air personalities. I'm hearing a constant advertisement over the past couple of weeks that concerns me greatly.

That would be Mr. Daniel Butterfield and IPX Investments. Why the concern? Well, let's start with this:

Daniel Butterfield, who had been accused by the Minnesota Department of Commerce of equity stripping in a 21-count complaint, signed a consent order in late July that revoked the licenses. The consent order documented four cases in which homeowners in foreclosure were convinced that signing away their title and becoming renters would be beneficial until they were ready to buy back their homes. In addition to equity stripping, the department cited breach of fiduciary duty, incompetence, fraud, lack of disclosures to consumers, and violation of an order to produce records as other forms of misconduct by Butterfield--who now is permanently barred from mortgage origination or servicing.

With me so far? Mr. Butterfield would be the LAST person in the world I'd trust with any kind of real-estate investment. That said, let's move on. Mr. Butterfield is currently offering a chance to make a 15% return on investment by getting with his firm, IPX, and investing in Rocky Point, Mexico. 15% is going to get people's attention, for sure! Qualified investors only, hmmmm. That means you have to have LOTS of money to lose. His shtick is a failed project project called Esmeralda. Oh, the stories surrounding this failed project! Money grabbed, no titles, homes/condos never built, no records of any transactions, no title or ownership records filed with the city... do you want me to go on? How do I know any of this? You need proof?
I have run a website at www.rockpointtalk.com for the last 30+ years. I know Rocky Point like the back of my hand. What Mr. Butterfield is selling is the exact same lipstick on a pig that's been played out multiple times over the years in one project name or another. Get their money, use it to make something happen so it looks like a solid investment, then the whole pyramid scheme collapses leaving most without their money or that beautiful condo on the beach. He's using the exact same bait that's been used for years.

Why are you supporting him and letting him advertise on your station? I hope to hell that when these investors get it stuck squarely up their ass, and they will, that they get a class action suit and sue the hell out of KFYI for allowing this schmuck to advertise on your station.

Care to read more? Tell Mary why she lost over $100k to somebody exactly like Butterfield. She is not the only one, far from it.

Well and good as Senor Butt has the required creds to sell real estate in Penasco. Note That his advertising in the US for this project opens him to legal action in the US irrespective of the fact that the development is in Mexico. Bet he is not aware of that . That door is open for the recent propane explosion in Las C.

I hear the ad also. Why would anybody invest in Penasco is beyond me. It used to be hot spot to go to in the 1990s but now, no one even talks about it in AZ. It will never be good spot just because of the climate, too cold and too hot, it does not work.
 
I lived in Cabo and was surprised how cold dec, Jan and part of feb were. Summers were just like here but much more humid. Cabo has worked and one has to fly or drive much further to. The proximity of Pensaco to USA/Canada for retirees / snowbirds etc is much more appealing. So if done well, it could be a hotspot...especially for Canadians as it is very expensive there for the retired.

Penasco is a great place to have a home if you live in AZ. It's the closest beach.

It's the sinking money into something promised for many years and does not or may never exist that gets pretty sketchy.

I'd have no qualms buying something already built. I wouldn't spend a dime on what IPX is selling, the track record there is already beyond abysmal.

I had the same reaction to the "climate" comment, but chose to selfishly allow that rumor to fester, similar to my wholeheartedly agreeing with those afraid to travel into Mexico. (Just my little part in protecting the remoteness of beautiful beaches.)

Not true. When its 110F in Yuma or Phoenix with very low humidity like 8% , it is 99F in Penasco with 90% humidity, it feels just as bad and you get no refreshment when you go into the water, it is like this all summer. All the way until end of September, then October to mid November is when you can enjoy it. Then it gets too cold all the way to mid March, then you get April to mid May then it get too hot for comfort. There is a reason why Puerto Penasco is not booming with tourists even now. Place is not cheap as it was in 1990s. It wants to be Cancun but it can't for obvious reasons

Ask me about grouper fishing in June and July. Oh, the fish will cooperate, but better have La Cruza Rojo at the docks when you come in to deal with the heat stroke.

Right on through Sept. My son and I went on birthday week 3rd week of Sept. and spent more time in the 93 degree water 50 miles out than we did fishing.

Sweltering was the only way to describe it.
