Real estate DOES work in Mexico, it's just different, if you can't stomach it you should buy in California or Florida , if you can afford it. I don't miss what we had down there in the 90's.

With all due respect, why do you post on a RP forum if you have nothing good to say about it?
. Not sure if it is a smart time to buy but interest is way way up down in my area...whether things actually get built......another story

We have had 3 of our 8 shares change hands in the last quarter. Selling families have grown up, cant get all the kids together anymore.,,,New share holders - grand parents w younger families and local grand kids starting a family tradition, 2 young(er) professional couples who love going down to work and play. Same work, better view! .......

Our new grand baby has been to Mexico 3 times, and he is still zero years old!

the 1/8th share thing is beautiful. we cant be there full time, don't want to own the whole place. Every 8 weeks, off we go. Been down almost 70 times in last 12+ years

Sounds like you've found something that works for your family! Glad that works for you! I would like to someday own in Mexico, but more likely will be in San Carlos, rather than Rocky Point. There are plenty of happy gringos with property in Mexico. But buying an existing home/condo/casita is a MUCH different thing than ponying up a bunch of money as an "investment" from a guy who already got his license jerked in another state and is selling the same broken record of a failed project (projects) that lots of folks already lost money on. THAT is the scary part. If the marina, and the casino, and the home port and Jack Nicholas golf course and the homes/condos this guy is promising already existed, I'd likely give the guy a break. Ain't no way in hell the homeport will be up and operational in 2018 as he touts in his ads. We are nearly halfway through 2017. You see anything more than a pile of rocks in the water? Me neither. That money got evaporated into somebody's pocket.

Same thing for my family but in Encanto. Been going there for about 17 years. We have 4 weeks a year of usage, about half of them we stay for a week, the others a long weekend. My daughters grew up on our beach and now say it's their most favorite place in the world. Now our granddaughter, age 4, has been joining us since she was born. She can't wait for the next trip down and never stops when we get there. It's like a rerun of our life...priceless! Best decision we ever made was buying into our Mexico home.

I notice today in real estate ads that someone is coming in and finishing the condo out by Las Conchas. You can pick finishes. Not a bad price. We looked at those when they were starting them. It is good to see some action on n unfinished project.

Problem there is with owner financing you will have no title or bank trust till it is paid off completely. If the developer goes bust again you are sh-t out of your cash. They have put up a lot of SOLD signs in the windows of quite a few condos. The all went up overnight !!! That's the old method used to create some excitement and motivation. Mr. Big was well known for that .

Year ago when we were still diving we went to San Carlos all the time. Also I had Ford in Hermosillo as a client which helped. But we were very slow and every time something happened that stopped the construction. So we started coming to RP and bought at Spa. They had a track record of being able to finish. Like a lot of people I own a lot with no house and no deed to house or lot. And Bella which somehow managed to complete.

I wish some of you would post in more places to reach more people....before they get really hurt. We got sucked in by this sleazoid buying Phoenix area real estate and have lost over $100K in 2 years and our retirement is trashed. I especially like the Brylcreem reference.. so spot on!

Wow man wow. I keep telling people that every real estate near the beach in Mexico is a scam but they just call me a troll. You as a foreigner can never own property on the beach in Mexico it is in the Mexican constitution. The way the scam works is Mexican bank owns your property, you are just an investor, you never get the 100% ownership deed.

I bought into the "scam" 22 years ago, best thing I ever did! Now my kids and grandkids will get to enjoy it after I move on. It ain't for everyone (thank god). But it's mine just as other things I own that are held by a corporation. Just a different way of doing it.That's why I didn't pay California or florida prices.But I'm not trying to convince you, stay away if you're not cool with it, less line at the border and less people on the beach suits me fine.

We also bought in 19 years ago, and have incredible memories, including the one last week pulling our daughter on our boat, and dolphins swimming right next to her- priceless!
been in my house 10 years...use it an average of 2 months a year.....been fun.... but would I build again right now under the current circumstances? yep...

And here I always thought that leasing a car . . . a home . . . or property in Mexico – unless some information is withheld in the transaction -- was an agreement rather than a scam. If -- sitting in front of my place with beer in hand, toes in the (leased) sand and eyes on sunset for 20 years – I’ve been scammed, victimization has never felt so good.
 
Been in mine for 27 years and watched all 4 of our kids grow up during the 4-5 weeks per year we stay there. 3 of the 4 would kill us if we ever thought of selling it.
Our youngest girl was 12 days old when we took her for her 1st trip, on a Memorial Day week, (20 years ago and No electric at the time) she didn't like it then and would be OK to sell it.

The new owners are the people with the frozen fish sales store by the BK, don't think they'll be running out of frozen shrimp soon, Hope those sold signs are not FAKE NEWS.

It would be interesting if someone was to put together a detailed collection of the ripoff real estate horror stories that abound in and around Penasco, and the untold millions of dollars lost to "faithfull" Americans who "trusted" those dirty scoundrels. And the worst fact is that almost every scheme included a shifty American salesperson that always has a criminal past somewhere back in the USA. They almost always end up first in the Phoenix area, especially Scottsdale, where they set up a new life like a bunch of lurking vultures waiting for the fat old cow to be fed a line of crap and eventually drop dead and no recourse to get the losses back. Once they get run out of Arizona they end up in Rocky Point, San Carlos, San Felipe, Ensenada, etc. where they are safe and untouchable from USA courts and law enforcement.
